Welcome back to our channel, YouTube. My name is Kristen Forgione. I'm the founder,
creative director, and principal designer here at The Lifestyle Co. and I am with...
Mariah McCormick.
Mariah is a lead designer at The Lifestyle Co. and she and I are responsible for this little ditty.
Oh yeah.
And I wanted you here on YouTube to get to meet her because you are going to be seeing a lot of her
as Mariah is heading up a ton of our spec projects. I mean,
how many bathrooms have we designed in the last two months?
40 plus.
I literally think at one point we were pushing like 23 a few weeks ago. So anyway, so
Mariah is an incredible designer and has lended us her talents for this project. It is built in
partnership with Carter Development and Grady Olson Design on architecture, and I cannot wait
to show you the warm, modern house. I'm always telling you guys about my favorite wash tower
here on these house tours, and I think since opening up to how much I absolutely adore
this appliance, it has caused me to look at all of the other components and elements of my laundry
and just my life in general, right? I don't know about you, but I feel like everything,
and as you open your eyes and turn your lens to starting to notice this, everything has chemicals,
unwanted chemicals that I don't want around my home or my family. And while I definitely cannot
boil the ocean on this whole thing, the more things that I can do to try to eliminate harsh
chemicals in all aspects of my life is hopefully going to be better for us in the end. So Earth
Breeze is my newest obsession addiction, and I feel better when I'm using it, and here's the reason
why. One, Earth Breeze is laundry detergent, so none of those big plastic jugs, no dyes. I don't
know if you know this, but laundry detergent is actually one of those product categories that is
filled with chemicals. So there's optical enhancers, there are parabens, there are dyes,
there's so many things that contribute to that liquid laundry detergent. So when Earth Breeze
came into my life, it comes in this eco-friendly packaging, so it's cardboard. Like I said,
no nasty big jugs, none of those microplastics ending up in your clothes. This little sheet
dissolves into nothing and actually cleans your clothes. So I'm going to show you a video right
here of the liquid detergent. Usually it doesn't even get rinsed out and it actually just sits on
your clothes. And so when I saw that video, I was like, ugh, I don't want that. It is not cleaning
my clothes, clearly, and it's staying on them and actually just putting a film on my clothes to
trick my eye into making my clothes seem like they're clean. So Earth Breeze does not do any
of that. Like I said, it fully dissolves. The fresh scent is my favorite. It smells like the
most perfect scent of laundry detergent you could ever, ever have. You can use half sheets.
This little package right here comes with enough for 60 loads. Then if you are a fragrance-free
type of person, you don't like any of that scent, there's also a fragrance-free option.
So it ships super easy. Earth Breeze is giving me an offer for you guys. You can try it now at 40%
off with four free gifts at the link. So just go to the link in the description. We'll make sure
we pin it all for you so you can easily get to it. But the smell also stays on my clothes like
so well. I'm not going back to liquid detergent after using Earth Breeze. So if you want to join
me in trying to eliminate as much of those like microplastics and just like the yucky stuff that's
in so many parts of our lives, switching your laundry detergent to Earth Breeze is a super easy
like no-brainer way that you can do it. So we'll put everything for you in the description and on
the screen. And I cannot wait to show you more of the warm modern house. As I mentioned, this project
is a spec project. And if you're not familiar with what spec homes are, it's typically where
a builder or an investor decides to purchase a, or I should say purchase a lot, build a home.
I guess it could also be a house that is already built, but complete a home so that it can be placed
on the market. And this one was really unique in that this builder actually came to us when the
house was already in drywall. So this was a real collaboration between him and then our team to
bring it to life. And one of the things that he really wanted out of this was an identity.
I think the plan versus kind of what he had planned maybe was making this incredible floor
plan, which you're going to see as we walk it feel a little bit flat. And we were brought in to give
it truly this identity that now you are seeing and taking in, which we have called the warm modern
house. So it is 5,500 square feet. And you guys, there is so much packed into this 5,500 square feet.
It's five bedrooms, six baths, a powder room, a pool bath, an indoor basketball court, a gym,
a pickleball court, a beautiful pool, two laundry rooms. It is just packed full of a bunch of little
really intentional design moments and thoughtful design throughout, either from the builder or
from us. And all in all, it's just such a cool house that I'm so excited to show you. And maybe
just a little bit more modern and contemporary than you typically see from us. So we're going
to start here in the entryway. And from the second we got these plans, we were like, wow,
okay, what are we going to do here to make this feel and look one, not like a museum, right?
Everyone really does want a cozy home, no matter how big the house is. And so the first thing we
did was remove the glass railings that were going to be produced. You guys can imagine my face when
I was like, I'm sorry, what? Glass railings? And no offense to glass railings, but once we started
creating the concept for this home, it was very obvious that glass railings were not going to
match what we were going for. So we went with this rounded white oak. There is a ton of white
oak in this project. White oak cabinets, white oak railings throughout, white oak accents,
paired with this beautiful Taj Mahal. It is such just like a warm, modern house,
which is why we called it what we called it. We also wanted to go with a little bit of a
mixture between a square profile and a round profile throughout. These floating stairs are
absolutely incredible. I can take no credit for them. They were already installed when we got
here with the LED accent lighting. It's just stunning and truly like absolutely captures
everything as soon as you walk through the front door. So then lighting here, again, what do you do
with a double story, right? Foyer without making it feel really pretentious and kind of over the top.
Of course, this is a multi-million dollar home, so it has to feel like that, but we wanted it to
just feel warm and natural. So we went with this custom lighting fixture. These are alabaster
funnel pendant cones in multiple drop links. It's so organic. The view from upstairs, oh my goodness,
when you're looking down at it, it is so stunning and so architectural. I just absolutely love it.
So much light pouring in. So anyway, the entry is definitely what is greeting you and setting
the tone for the rest of the space as we move through. Right off the foyer is the office.
We love this positioning for an office. I also love this glass enclosure. It's so clean,
so modern. It definitely, I think, lends a little bit commercial, if you will,
which is a little bit different than what you might normally see from us. And I think that
this is just, again, keeping it nice and clean and modern. Beautiful built-in cabinetry here
in white oak. This chandelier is the Talon from the Lifestyle Co. If it is your first video,
you're wondering, oh my gosh, I would love to purchase this light. You can always go to the
description and we link everything we can. You can also shop furniture, lighting, rugs,
art from our projects at thelifestyleco.com. This is one of them. You see it in a ton of our work.
It's truly one of my favorite fixtures. Because this room is right off the foyer,
it was really important to us to make it feel obviously different. So we're working with huge
ceiling height. We're working with Sherwin-Williams Alabaster in a paint color in that main body.
So in here, bring it down a little bit. We went with a lime wash from Portola in the color white
smoke. And I feel like it's leaning a little bit cool, but ultimately still really warm in the
palette. We wanted to make sure that we weren't losing any of kind of the androgyny between those
warm tones in your oaks and your Taj Mahal, but then also keeping kind of this grazy, like if you
could call it gray, but not too cool in, in the lime here. I sound like such a designer and I'm
sorry, but right. I'm like, it's a little bit warm and it's a little bit cool, but it works.
And you might be thinking like, how am I going to do this at home? Ultimately really to pay
attention to the light and how much light you have in the space and try to pick a lane. I think this
project is 95% warm with just these little accents of cool tones, like we're using on the wall
surround here in the office. In to the grandeur of the great room. And this one, you guys, I know
I say it on every video, but this is like such a great room. It's so big. And I know you're probably
expecting me to say, look at this huge, beautiful sectional. It's custom. It's not. It is from the
Lifestyle Co. You can order it right up. I'm obsessed with it. I love that it has a track arm.
It's performance fabric. It's that same grazy, not too cool, not too warm tone. I'm obsessed with
this rug. Again, we're looking for foundation in rugs. We're looking for the rug to really take
over much of the space to create kind of that footprint that your furniture should sit on.
So this is a pretty common furniture layout, right? We've got this huge oversized 60-inch
coffee table. Again, everything from us. We like to call these, well, Cassie on our team,
she's one of our leads as well. She likes to call these dupe dupes. So she, when we're walking
around market, right? Or we're like space planning furniture should be like, you know, just a little
like dupe dupe. So you've got a dupe dupe here and it swivels. So highly functional, right? So look
for kind of ways in your furniture space planning that you can be a little bit imperfect. So we
intentionally placed these so that they weren't dead on the fireplace, perfectly placed so that
it felt a little bit more lived in. I don't know if I've mentioned, but because this is a spec
project, we did this state, this furniture for staging. So this has been purchased and designed
specifically for this home so that we could put it on the market. It actually sold moments after
we took it over to a lifestyle co-fan. So we are so excited for someone who loves our brand so much
to be living in one of our homes that we built in partnership with Carter. So I also love, right,
plenty of seating here. So you could have a whole family, a whole get together here. These chairs,
we're looking for that height, right? A little bit more height in this back than maybe something
like a barrel chair, because we have these huge expansive ceilings. Tongue and groove on the
ceiling. You guys are so much white oak in this project. I love it. It's so pretty. When you're
matching wood tones, as I've told you, it's really challenging to make sure that you're flooring
your cabinetry, your tongue and groove, your fireplace mantle, let's say, all speak the same
language. They don't have to be perfect, but they need to be in the same tone. And in this project,
I truly think that the stain is just nailed and it came together so, so beautifully. So you're
probably seeing behind me the kitchen. This kitchen is tricked out in so many ways. And like I said,
I need to give it to the builder, Jordan Carter. I'm so proud of you. There are so many Jordan
Carter originals in here that I'm going to show you that I can take no credit for. I'm just so,
I'm like a proud mama with this builder. This is one of them. We did not do this. He did this
with the cabinet provider and I'm so proud of him. So these retract. You've seen this before.
I wouldn't say it's groundbreaking, but it just slides beautifully. It's beautiful construction.
I also love that this is a 72 inch door. So that's a six foot door, right? That's a big door.
It just looks stunning. And I feel like it provides so much space for you to use when you're
actually living here, which is what we look for, especially in spec design, right? We're designing
for someone we don't know. So we need to make sure that it's hitting all the bells and whistles.
Taj Mahal, Taj Mahal, Taj Mahal. I just heard like some rumblings back there from my team that
someone on social media was asking if Taj Mahal is trendy and going to date their house.
No, under no circumstances, you guys, natural materials are almost never trendy. The only
natural material I can think of, if you could even call it natural is glass block because it's glass
and that is natural. And that is over hopefully forever, but there is no natural countertop.
Really. I believe this with my whole heart that will truly date your home. Unless you're going
with some like really eccentric color way or something like that, right? The earth does make
some really cool things, but Taj is not one that's going to do this. So this is a polished
Taj Mahal. It's a two and a half inch edge profile. We ran it on the countertop all the way
up the splash as well. It's simple. It's clean paired it with this beautiful reeded upper drawer
front, and then coming down to a slim shaker. This is a real slim shaker, which I know you guys like
to see variation in our cabinet profiles. We can't turn the led lighting on because it jumps on the
camera here on YouTube, but this entire project is so beautifully lit. There's gorgeous led lighting,
just like you saw under the stairs throughout. It's stunning. So talking a little bit more about
the identity of the project. And I think I mentioned when we got it, it felt a little
bit disjointed, right? It just didn't feel like it had a story. And so one of the ways we wanted
to work on that was in the kitchen. So we wanted the kitchen to feel transitional, but like a wee
bit, I don't know, cottage for lack of a better term. So we went with this oversized funnel pendant.
It's a great shape. It's a timeless shape. This is 24 inches. So it really anchors this kitchen,
especially because of the drop in the ceiling. We wanted to keep it simple, right? So these are
really not doing a lot of talking and they're not meant to. This side of the room is meant to do the
talking along with the functionality and how, how clean and simple the finishes are here in the
kitchen. So all in all, I'm, I'm truly obsessed with this. We've got a ton of moments like this
with rubbish shelf, where you've got utensils here, so much livability in this kitchen. I also
love, and again, can take no credit for these huge doors, right? This is a, let's see, this is a 10
foot ceiling. So it's supposed to be like a nine and a half foot door and look at two things. These
are both refrigerators. The freezer is actually in the Butler pantry, which I'm going to show you.
So you're always asking kitchen ideas, kitchen ideas, kitchen design ideas. I love this. I love
that the door goes all the way to the floor, side-by-side refrigerators, which I definitely
think we're seeing more of now because so many people are trying to cook fresh, right? And we're
trying not to freeze as much. And then up here, you've got this cabinet door. So you've actually
got hidden storage above. It looks nice and clean. And you get to take in that huge door moment
on your beautiful Sub-Zero refrigerators. Into this oversized Butler pantry, again,
with so much function, we've got a water bottle filler, our glass rinser, a huge undermount sink
for all your prep needs. Oh, I loved this. There's an ice machine in here. I really loved that the
profile on the cabinetry continued on the door of the ice machine. Didn't break anything up. So that
looks really clean and sleek. We've got a double wall oven. These cabinets are just packed again,
with so much functionality. Like look at this guy, see how smooth that is now. If you have a lazy
Susan, I want you to upgrade to this because it's so much more functional and you can reach so much
more in those wine cabinets. And then I mentioned the freezer back here, so I have to show you this.
So this is envisioned to be where your dry storage is for your food, obviously. And then this freezer,
again, I love how the door goes all the way down. You've got that nice concealed hinge.
And then this is where you'll freeze all your food. So pull your freezer food out, pop it in
the microwave if you need to, or your air fryer. So much functionality, you guys. This kitchen is
packed. Back on this side of the house is garage access, mudroom, which we love a simple mudroom.
I'll show it to you in a second. And probably my favorite powder room ever. Even more than my own
powder room, I love this powder room. So it's vibey and moody in here. I hope you can see me.
When we got the plan, we had toilet here and sink right next to toilet, which is never my favorite
because the vanity can't get a moment, right? And all we see is toilet. Yes, we need toilet,
but we don't love toilet. So we flipped the plumbing to this wall and then gave this like
beautiful moment so that you could take in the wall surround. So we took the wood flooring that
we used all over and we put it all over. We put it on the walls and we put it on the ceiling. And
then we did an intentional flooring change here in the powder room so that the wood that we're
bringing up could really do some talking. Pairs beautifully with the white oak interior doors.
This oversized mirror. This is one of my favorites from us. We sell tons of them.
They are just so captivating. It's equal parts. I think like luxurious, it gives like Hollywood
Regency, but has this really playful shape at the top, which is super in right now.
The completely integrated again, mortage sloped sink vanity. This is a beautiful plumbing line
from Kohler. All the plumbing in this project is actually Kohler and I'm super, super happy that
went in that direction. These sconces are from us. I love the playing of mixed metals in here.
So we went with an oil rubbed, dark colored sconce that just provides some really nice
ambient lighting and then paired with a brushed brass in the plumbing. All in all, I just think
it's such a warm, modern. Are you getting it? The warm, modern house? A warm, modern powder room.
We love a simple mudroom. I truly believe that a well-designed mudroom is the secret to a happy
home. So this one, we have three hooks. Again, you're going to notice you guys, we did a lot of
like little designer moves that always pan out. We use the wood floor as the backer of the mudroom.
So if you're ever in a situation where let's say like you have a cabinet provider that you don't
like their white oak or they don't do an oak product, using your engineered hardwood on your
walls or even your ceilings is a really excellent cost-effective way to be able to create really
balanced warmth, right? It obviously pairs with the flooring because it is the flooring. Take it
up. It always just turns out lovely. I have it in my own mudroom and it's one of my favorite ways
to do that. So simple mud. We've got cabinets on either side, drawers below. I love that
these actually have shelving so that you can store all of the things. And then as silly as it sounds,
I have to talk about this exterior door. So this door is in direct line to the great room in the
And this door was placed before we took the project. And for whatever reason, from the second
we started working on this house, this door really spoke to me. It feels like it's a little bit more
of kind of that cottage style, right? So we've got brick on the exterior. We've got a soft creamy
white exterior. And then this has this detail here. It's a, it's a half light for whatever
reason. It just has always been the thing that I was like, listen, I feel like with that vantage
to this cottage style, like side door situation, I want the home to have a little bit of that as
well. So it's warm, it's modern, it's clean lines, but I don't want to forget that it is a family
home that we want it to age really well and nice and timeless. So where you see those few cottage
elements like the pendants over the Island, we're really pulling from the architectural details
like this very simple door. This is a secondary oversized bedroom with beautiful
window seat and attached bath. And then on the other side of the great room,
we're into the primary bedroom. Opposite the primary bedroom is a dedicated laundry room
that I'll show you in a second that is attached to the closet, which is high function. I love it.
I love it. And then in here, this is a perfect size primary bedroom space. You know, we don't
like them too, too big. I will also remind you that at the end of the video is a stack card.
The stack card is where we put all of the things that we know you're going to ask us like what's
the wood flooring. What's the all over paint color, which I think I've already mentioned.
It's Sherwin-Williams Alabaster. What are the ceiling heights in whatever room? How big is
the primary bedroom space? So we will make sure that we give you all of those details on the stack
card. You just have to watch the whole video. That's what we get you to stick around. So this
primary space, it has outdoor access to the pool and a dedicated patio, which we absolutely love.
It has a beautiful fireplace surround, plenty of space. We went with a gorgeous canopy in here
because why not, right? We love a primary bedroom space that feels captivating and grand and spa
like. And this one absolutely hits all of those marks and then into the primary bath. I'm going
to try to break this whole design down for you. Okay. I am obsessed with how earthy and spa like
this bathroom turned out. So the flooring is from Bedrosians. It's a four by four
hex. The spec is actually called Celine and it pairs beautifully with the shower surround. And
we actually placed this porcelain Osa 24 by 48. It's called 3d tile, but I use that very sparingly
because it, I, we don't use 3d tile. So like, I don't, I don't want to call it that, but it is
in theory 3d tile, right? It has a little bit of texture to it, but we selected it because we
wanted it to run full wall, right? This whole area, but we also wanted to make sure that it gave a
little bit of texture and still kept the color very soft. So that's kind of what you're taking
in here. Beautiful bathtub. We used Kohler purist almost exclusively in this project. So that's what
you're seeing from a plumbing standpoint. This chandelier in both brass and black is actually
from shades of light. We'll make sure we link everything in the description for you. It's a
great size and I feel like fits over this bathtub space really beautifully. Then opposite again,
Taj with a two and a half inch profile on the countertop continued the white Oak, this hardware,
one of my favorites because it's androgynous, right? So when we're designing primary spaces
or any bathroom space where we know both male and female, maybe in here, we try to make sure
that it doesn't feel too feminine or too masculine. And as silly as it sounds, even in cabinet
hardware, we like to look for that. So this shares both around profile and a square profile. And
again, thinking about what I told you in the beginning of the video, in the stair railing,
how we had both a square and a round profile, those little elements are going to help make
your design feel really layered and balanced. So that's what we're looking for. We ran this ledge,
which you can set your skincare on your Q-tips, your canisters. This lighting is an antique brass
from Hinckley. I mean, I think I just told you how to do this completely in your own home and
make it look absolutely stunning. Okay. We're going to come to the primary closet next.
You guys know, we love our closets and this one is no exception. We love a big beefy Island
continued the Taj in here, waterfalled it on both sides. Like let's talk luxury.
So beautiful. This chandelier is nodes from visual comfort. You've seen it before from us. It's one of
my favorites. We packed this space, right? So, so much build out. Like I love this armoire. We've
got full height here, plenty of storage there, lots of shoe storage, lots of hanging storage.
And on either side of the Island is a ton of drawer space so that you can place all of your
intimates here, like bras, underwear, right? All of your like scarves, accessories, jewelry.
You guys know how tempted I am with a closet like this. This one is no exception. I will say
something that's different about this is its front elevation. So because this is front elevation,
it was really important that this space looked really nice. Of course, there'll be window
treatments put in so that no one will be able to see our client when they are changing in here.
But I feel like for, especially considering it's front elevation, it would be a beautiful closet
anyway, you cut it, but it was even more important that the finish is really extended from the other
spaces here into the closet. And we have hit that mark. So now follow me, right? You're getting
dressed in your beautiful, beautiful closet. And now you're walking into your very vibey,
but perfectly appointed laundry space exclusive for the primary bedroom. So we've got side-by-side
Electrolux here. We ran this glass cloth wallpaper on all walls and up into the soffit as
well, which I love. I think this is such a great cabinet design for laundry because you can
actually reach it. So this is like where I put my soap and all that stuff. Also plenty of storage
for gift wrap or whatever else you want to store in here. Let's say like linens for the primary.
We've also got three, three laundry baskets. I mean, you guys, can you even three of them?
What organization? Mom is going to be so happy. We weren't going to show you guys upstairs because
it's not fully furnished, but I feel like after we showed you this incredible stair moment,
like we need to show you upstairs. So come on. Grady Olson is the architect on this project.
And I love his plans because he can go drama and like, this is drama, right? We love a catwalk,
always drama, or he can go really functional and understated. A lot of our work that you will start
to see is, is in partnership with Grady. So like I said, I just love his plan. So this is
kind of all dedicated to kids spaces. So we've got a play space here. Hang on.
This is envisioned to be a future playroom or a kid's den. We've got a big TV in here.
There is lime wash on the walls here. And then opposite of us is a homework station. So I'm sure
again, once the future homeowner comes in here, there'll be some chairs, maybe a cork board. I
don't know. Maybe she'll call us to finish designing the furniture for this place. And
then we've got an additional laundry space here. So an upstairs laundry room, we went with a
bluestone flooring. Again, anytime you can bring in any amount of natural material, we want to do
that. So this bluestone, I feel in the eight by 16 just pairs really well with the overall space
and adds that little bit of luxury up here as well. Accessible beige on the cabinets. And this
is black mist honed from Arizona tile. It is actually granite. It's pretty much the only
granite spec we use, but it is a cost-effective granite and it is usually nice and chalky and
black, which is why we love to use it so much. There'll also be dry away racks up here. They're
just not in yet. And all in all, I think this whole neighborhood's in construction and you'll
probably see that in the drone shots, but once there's something there to look at and not just
dirt, I feel like that little window is just going to be so great to do laundry at. Of the
three secondary bedrooms, the two that are front elevation have beautiful Juliet balconies. If you
can do that in a home with a second story, I think it just always, again, provides like so much
beautiful architecture. We've got a perpendicular vault in here with a beautiful darted beam. It
looks gorgeous. And then this bathroom is again, one of my favorites. It just turned out so
perfect, right? It's just like a great, perfect. You don't need a lot of space to have beautifully
well-appointed bathrooms. This flooring is, it's coming back to me, Pietra Italia from Arizona
tile. And then we actually broke each 12 by 24 with a three inch Makoto penny tile from Bedrosians.
So that's a great example of a cost-effective way to break up all that 12 by 24 tile.
And here, this is not cost-effective at all, but so beautiful. This is the Gora from Bedrosians.
It's as a leash tile. You see it in our work all the time, but you cannot beat the rusticity
and the aging and how perfectly imperfect it is. So I truly think that this shower just provides
this space so much identity, right? It just feels so luxurious and so rustic and so timeless. And I
love that. We continue the purist in here and vibrant modern brushed brass. And this client
was really specific about wanting a ton of accent lighting and LEDs. So we went with these LED
rods from West Elm and then also LED lighted mirrors throughout.
If you needed to wrap up a room and transport it to your house, in addition to the great room,
it could be this room too. This is the dining room. We only got one dining moment in this floor plan.
So we wanted it to be intimate and feel cozy and feel like we could have breakfast here. We could
have a swanky dinner here. And I think this really did the trick. So the architecture was designed
like a sunroom. So we have this beautiful sliding door moment that will go out and I'll show you the
exterior here in a minute. But then also behind the camera right now is stunning floor to ceiling
windows, which just allows light to pour into this space. So although it's not the hugest room,
which I can appreciate, one of the reasons that we went with these barrel chairs on casters in
this nubby blue blue clay is so that we could continue that warmth. So we've got a beautiful
rustic white oak table and then all the same chairs throughout so that it could, like I said,
feel intimate like, um, a dinner party or just a nice fresh morning breakfast as well. Oversized
art. We always want to make sure your art is talking. I would say we tend to do not a lot
of medium sized art. If you've noticed, we either do micro art. So it's tiny and little and it just
like boop, boop, boop kind of thing, or it's huge and oversized. Not a lot of like 24 by 36 is here
at the lifestyle co. So these are available, everything you see at the lifestyle co.com.
In addition to the lighting and let's go check out the incredible backyard gym,
pool, bath, and indoor basketball court. I mean, this is the livability of Arizona.
Not now, but nine months out of the year, right? So nine months out of the year, we can have
beautiful expansive nano doors so that they disappear completely into the wall. The doors
and windows of this home were done by sonic windows. And this is actually a really good time.
God, it's blinding. I'm sorry, you guys to talk about some of the exterior elements of this
project. So we don't always get to talk about that or show it to you because sometimes the exterior
isn't done, but in this house it is. And it is so beautiful. So you're going to see the pool.
We did this alternating waterline tile that adds a little bit of boldness to the exterior and
outdoor space. The decking is Travertine. We went with an old brick in Soji white. Well, what I
should say is the brick went down in a regular brick color, and then we painted it Soji white,
which is one of my favorite exterior colors. Then paired that with some accents in Borden batten
in accessible beige and overall used black accents as well, either in a natural iron finish or
Benjamin Moore black beauty. Overall, I think the house is just, again, got such a unique identity,
right? It's modern, it's warm. It's also like a little bit transitional. We've got a little
cottage feel, and it is so incredible for entertaining either pre or post sunbathing,
swimming, playing pickleball, swinging on your swing, doing all the things you can do in that
incredible backyard is the gym. And this space, I love that it's removed from the main house
because it really feels right. Like you're like going to a gym. I don't know if you're like a
going to a gym person. This would be a great design for you. Great floor plan for you. But
so the gym, it's got vibes. It has a site built sauna right in it, which is all the rage. Now,
I feel like this end user is going to end up with like a cold plunge right outside the outdoor
shower. I could spend hours. Like maybe I would end up working out more if I had this little
situation. If my husband's listening, maybe, I don't know. No, I'm kidding. We laid the flooring
on the ceiling in here as well. So again, you can see how seamless the transition is. Went with this
pin lighting from Cedar and Moss. It's called the Fjord fixture. We use it all the time. It's one
of my favorites. Also went with gym flooring in here over hardwood. We get asked all the time,
what do I do? Really? You could do either. It's a total personal choice. In this case,
because of the size, we do think this gym will end up being used for free weights or for a weight
stack. So in that case, it's always going to be better to not be dropping weights on hardwood.
So I think size helps dictate that a little bit. If it's really small and intimate, you could just
your engineered hardwood or whatever flooring you have. If it's a little bit larger, you may want to
go with a true gym floor because of the application. And then behind me is all you need, right? So a
refrigerator for your water, a sink, plenty of space here, a TV. So if you, whatever you want to
put on TV that gets you going, you could also stream your workouts there. Like I said, this is
the sauna, a four person sauna. Should we go in? You guys, it's so nice. Okay. This thing goes
behind your back and you just like fake right here. I think I could get into the sauna life.
It's all the rage. And then if you really wanted to, you could leave the sauna. I don't know.
What order do you do this in? Maybe you play basketball first. Indoor basketball court, RV garage
attached to your four car garage. Like, are you serious? How cool is this? You guys, it's air
conditioned. Did I say that as well? So, okay. I think I'm going to say goodbye to you here,
YouTube. It's really echoey. I'm going to try to make a shot, but I hope you love this project.
As I said, this house is called the Warm Modern House. If you would like to see more of it,
it'll be all over social media. You can follow me at Kristen Forgione on Instagram or our brand
