Hey Luxury Home Show, my name is Kashani Perera.
Welcome to this beautiful home I designed in Beverly Hills.
Can't wait to show you around.
The house is supposed to have a modern Moroccan vibe,
and so we have little touches of Morocco,
modern Mediterranean throughout.
This house truly is an estate.
It's over 13,000 square feet,
an indoor-outdoor feel in almost every space.
There are openings in almost every room,
looking out onto this amazing courtyard.
I love looking back at the house from this perspective
because you truly see how grand this home is.
Before I take you guys inside,
I wanna show you the exterior.
So right here you have the ADU
as well as a little security station.
So if whoever the homeowner that buys this house
has security full-time,
they have their own little station here.
But if they have guests,
there's an ADU right there as well.
I started working on it about three or four years ago
for one of our long-time wonderful clients,
A&R Signature Collection.
They are developers in the LA area
and build magnificent estates like this.
This house is currently on the market
for just under 30 million and worth every penny.
Wait till you guys see.
This house is pretty amazing even from here.
The architect did a beautiful job
creating a lot of symmetry.
Even just the hardscape is really interesting
with the symmetrical squares
and then the grass in between.
This beautiful pathway,
you're greeted by two olive trees,
which kind of gives you a sense
of what you're going to be seeing
because this house has a little bit
of a modern Mediterranean vibe.
So you'll kind of see some of those details
even as you're walking up
between the stone around the front door arch
and then kind of the steel and glass window.
Welcome to the entryway of this beautiful home.
The first thing you see when you walk in
is straight ahead to the pool and the cabana,
which just draws your eye out
and shows you how expansive this estate really is.
You walk in and see this custom-designed ceiling,
handmade millwork,
and these great lights that cast an amazing shadow.
The house is supposed to have a modern Moroccan vibe,
and so we have little touches
of Morocco, modern Mediterranean throughout,
including those lights.
The architect of this house, Bobby Rees from Rees Studio,
came up with some really interesting little designs,
but he added these pops and cutouts in the entry,
which I really love because when you walk in,
you want to be able to see just how beautiful this house is.
Otherwise, it'd be kind of cavernous
if it was just solid walls,
but he created these windows into each space.
So over here, you see the living room,
and over here, you see the dining room.
And to continue on with that modern Moroccan,
modern Mediterranean feel,
we brought in this limestone floor
and then bordered it with this gorgeous oak,
as well as added this oak detail around all the arches
and all the little cutout windows.
I want to show you what's over here, our great room.
So in this space, as the name implies,
it's pretty great, and it's very grand.
It's large enough for many people
because a house of this size would really require that.
So you have two seating areas,
and then you have this beautiful fireplace that we designed,
which is a silver travertine.
In keeping with the modern aesthetic,
we didn't want to make it too decorative,
but we wanted to add a little bit of a detail.
So we did this kind of raked design
just around the opening of the fireplace.
Keeps the material continuous
so it doesn't kind of look too busy,
but it adds some detail and makes it look really high-end.
And off of this great room is this really great office.
I wouldn't mind working here every day
because, like many rooms in the house,
you have this expansive view of the property.
You can sit here and work all day,
look out at the pool, at the garden,
and just dream and get your work done.
Also, you never really even need to leave the space.
We have this amazing kitchen we built in here
with an integrated sink,
oak cabinetry to keep everything just really modern,
really clean, but very warm, too.
We added some brass details as well,
as well as, in the lighting fixtures,
we added a rope-detailed light.
So this house truly is an estate.
It's about over 13,000 square feet.
We have 14 bathrooms, nine bedrooms,
and it's on 1.33 acres,
which in Beverly Hills is a lot, especially a flat lot,
because most of this area is quite hilly.
So to have this beautiful parcel that's just flat
is a dream come true.
So our architect, Bobby, really went to great lengths
to create an indoor-outdoor feel in almost every space.
There are openings in almost every room
looking out onto this amazing courtyard that we have,
which in California is invaluable.
With our amazing mother,
indoor-outdoor living is really everything,
and it's quite a luxury.
And over here, we have this amazing double-height space
where we found these brass pendants
to accentuate the height, to draw your eye up,
and to add a little whimsy,
we hung them at different heights
just to add some interest, too.
Before I take you outside,
I wanted to show you the other half of our entry-level.
Beautiful dining room.
We found these Corbett lighting fixtures,
or actually, this is my favorite fixture in the house,
made from cocoa shells that are painted.
And then if you come this way,
we've got our custom-designed wine room
that we designed especially for this space.
It holds a lot of bottles.
And then another little mini kitchen
so you don't have to go too far
to prepare your drinks, wash your glasses.
So this is really the entertaining wing of the house.
Besides the wine cellar,
we also have the amazing home theater.
Our architect here created this barreled ceiling
which adds volume and interest,
and actually, I think really helps
with some kind of acoustics going on in here.
We did this beautiful linen to upholster the walls,
again, for the sound,
and to make it feel really like an actual theater.
These beautiful sconces for some mood.
You can turn the lights down and just relax
and never have to go anywhere.
We did custom-made full blackout drapes.
So if you wanna watch a movie
and have the full movie experience,
you close them and you have full blackout.
Or if you just have friends over for the game on a Sunday,
keep it open.
Again, indirector, entertaining.
And we have this little patio.
If you wanted to, you can add a barbecue.
You could just hang out here all day long.
This is our kitchen.
Super serene, really clean, but very high-end.
Everything in here is either a Gaggenau or a Thermador
in terms of appliances.
Just so seamless.
Control knobs here are integrated into the cabinetry,
so you don't even notice them.
Our oak cabinetry, beautiful.
And we have leather Taj Mahal countertop,
which is really soft to the touch
and adds a really warm feeling in here.
And off of our kitchen, we have this great breakfast room
and our family room with this custom-made fireplace.
Again, another beautiful limestone
in keeping with the Mediterranean vibe
that we were going for.
We had it fluted, again, for some texture and some interest,
and then carry the stone all the way across the room
to add some warmth.
And of course, the amazing view off of this room, too.
Yeah, it really is all about this outdoor space.
So over here, we have our beautiful gym
and another powder bathroom
with this stunning travertine stone sink that we made,
and our gym with this great indoor-outdoor feel as well.
So you can open up these sliding doors,
use your Reformer, ride your bike,
get a great workout in in the comfort of your home.
We also did this kitchenette area, I should say,
and with a mini fridge,
some storage for all your gym towels and equipment.
And then on this side, we have the chef's kitchen,
which is a great feature to have in a house this size,
as well as the laundry.
And as I show you guys the upstairs,
we're gonna pass by, again, the view of the outside.
I know I keep talking about it.
I am obsessed with it, I have to say.
And the architect did an amazing job
in just orienting the entire house around that courtyard.
It's spectacular.
You guys are gonna die when you see it.
And before we go upstairs,
I wanna show you down this hallway.
We have our powder bath and a guest bedroom,
powder bath, the Calcutta custom-made sink.
And then we have downstairs bedroom,
which would be perfect for your guest or family.
And this beautiful bathroom right here.
We went for very neutral tones in here,
really elegant upscale,
but also has an organic and earthy feel to it,
but really elegant.
And now we're going upstairs.
I love the chandelier.
It's all cut glass, a million little pieces,
adds the best sparkle and gives off the prettiest light.
We also designed this railing.
Wanted it to be different
from kind of everything you see at all the other houses.
So we did this flat piece,
had it wrap around the handrail.
It's great, adds a lot of interest.
Okay, so right when you come upstairs,
you come to this upstairs family room,
great place for the kids to hang out.
You can add a TV, do their homework, spend some time.
We have yet another little kitchenette, which is great.
Here's the primary suite.
It's elegant, it's upscale,
and most importantly, really serene.
We have our own patio off of the primary suite
with these custom-made railings that I designed.
Again, to kind of infuse that modern rockin' vibe,
we did these arches to kind of carry the look of the arches
that we have throughout the house out here.
Thought it was really unique and really pretty too.
Off of the primary,
you also have a little sitting room, which is great.
If your partner is asleep, you don't want to disturb them.
You can head over here, just hang out, read a book.
On this side, we have her primary bath.
Tons of natural light.
As you can see, it's beautiful.
We have our limestone floor
to be continuous with the rest of the house.
And then we have this lab called Nublato
on the countertops and the shower walls.
Just really dramatic, really organic.
We use this plumbing company I love called Cocoon.
Gorgeous, really sleek, clean.
And this is one of my favorite companies as well.
It's called Native Trails.
This is a concrete tub, weighs like thousands of pounds.
Beautiful, and again, has that earthy organic,
but kind of modern, natural vibe too.
And on this side of the bath,
we have a little vanity and a shampoo station,
so you can get your hair done here,
have your hairstylist come.
You've got your whole shampoo station.
And then we've got his primary bath
to keep consistent with her primary bath.
We did the same stone, the Nublato.
These Venetian glass sconces, same marble as well.
What I love about Bobby, the architect,
he always adds skylights to the showers
and just adds such a grand sense and scale.
You guys aren't gonna believe the closet.
It is the size of most people's houses.
A gorgeous oak, touch-latch doors,
so there's no hardware, really clean.
We designed it in a way that we felt was really appropriate
for somebody who would live here.
Lots of shoes, lots of purses,
everything's sort of on display.
Great light and airy space.
And then if we come this way,
we have our upstairs laundry, which is nice to have.
Two different laundry rooms, one up, one down.
And then we have this great kid's or guest bedroom
with its own patio with tons of light, which is really nice.
And this beautiful bathroom, where again,
we kept the consistency of the limestones
and the natural materials.
And I love these sconces too.
They're actually painted terracotta.
So now we're on the other ring of the house,
which is off of the upstairs family room,
which is where the kids' rooms could be.
Both of these rooms have great light up here.
Lots of space, nice closets.
In this bathroom, we used another type of limestone,
this one a bit grayer, for the countertops,
and then found some materials.
These are actually porcelain tiles
because they're great for kids, non-slip.
And then we have another amazing kid's room
because look at the lighting in here, spectacular.
A balcony outside with our beautiful custom design railing.
And it actually runs all the way across.
So if you have kids sharing,
they can all kind of hang out here together
without being in each other's space.
And of course, it looks out
onto the beautiful interior courtyard.
There's something about this house.
The lighting is amazing because we're up in the hills.
You just get the best light.
And the way the house is situated on the lot,
the way the architect did that
and created this circulation around the outdoors,
just, there's something so magical about that.
We also have one more bathroom up here, one suite.
Another thing that a house of this caliber needs
is an elevator for accessibility, for ease.
And we definitely have that one right here.
So you guys have teased it enough.
The outside, let's go check it out.
Now here you have it, the amazing outdoor area
I keep talking about.
Beautiful pool with an infinity edge.
We have a cabana, just hang out in
after you get out of the pool over there.
We have the ALQ, which is an accessory unit,
basically a little guest house.
Here's the amazing fire pit.
Love this little space.
Can add a TV and you can hang out over here
on a cozy night, watch a movie under the stars,
keeping warm by the fire.
We have these concrete built-ins to be super comfortable,
all within your own beautiful backyard.
I love looking back at the house from this perspective
because you truly see how grand this home is.
It's like a beautiful little hotel,
especially with the multiple properties,
all the archways, again, to kind of bring in
that Moroccan vibe we talked about.
Something really serene and chic about it.
And here you have the cabana,
which I really love this space.
This is a place to kind of come and hang out.
We have a fireplace with limestone,
again, to tie in with the main house.
And this little kitchenette, which I really, really like.
To me, it feels like you're in, I don't know,
Greece or something with this plaster and wood design
that we did and the limestone.
Great light.
Again, another view of the beautiful outdoor spaces,
but a different perspective.
And then we head over to our outdoor kitchen.
We have this little fireplace,
little bar area for entertaining, which is amazing.
We have this water feature too,
which is lovely because it creates this oasis.
I really love this building.
When you come in, you'll see why.
Much like the theater, the architect did a barreled ceiling
and it just makes it so interesting and unique.
And we designed this fireplace over here,
which has this sort of column detail,
but a modern column, you know?
So nothing too traditional, but out of the limestone.
Yeah, this is kind of a great entertaining space
with the kitchenette behind you.
And again, one of the many, many spaces in this house
that all circulate around that beautiful outdoor area.
This house truly is like an entertainer's paradise.
You can have a party out here under the stars,
something intimate, just your family,
or a really big party
because the space obviously allows you to do that.
But the way we designed it between the architect and I
and the developer, we really spent a lot of time
trying to make it feel intimate and cozy.
It's really perfect for everything.
