Fields has been one of the hottest communities in all of Frisco, and in today's video, I'm
going to be giving you a first look at a brand new section just opening up called East Village,
which is going to offer you one of the most affordable ways ever to get into the fields.
Now with prices starting in the high 400s, this could be your best chance yet to own
in the fields.
So let's take a closer look at exactly what's coming.
Hi, this is Andrew with the Andrew Smith team, EXP Realty here in Frisco, Texas.
And on this channel, I cover everything from new construction to market updates.
So if you want to stay on top of everything going on in Fields, Frisco and the immediate
surrounding areas, then go ahead and hit that subscribe button so you don't miss out on
a thing.
Now, if you're not familiar with Fields, it's an absolutely massive 2,500 acre master plan
community.
It's anchored by the PGA district.
So you've got PGA Frisco, the Omni Resort, and it will also have the upcoming Universal
Kids Frisco, which is actually located directly behind me here.
Now in Fields, there's over 25 miles of interconnected hike and biking trails.
There's incredible amenities and some of the most exciting retail and dining options that
North Texas has actually seen in a while will be coming in the soon to be opened Fields
West.
And East Village is going to fit right into all of that, but at a lower price point than
anything we have seen so far in Fields.
So to provide you a little bit of perspective on exactly where I'm located, everything that
I've brought you in Fields to date, including Brookside South, Brookside North, The Preserve,
all of that is located on the west side of the Dallas North Tollway.
And here, East Village is located, as the name implies, on the east side of the Dallas
North Tollway.
It's the same side as I just mentioned that Universal Kids Frisco is going to be located.
So it is interconnected to everything that Fields has to offer, and it just gives you
a lower price point.
And here in East Village, it is being built by Landon Homes.
There's actually four different series of homes here.
There are two that are being done under their Lifestyle Homes brand, and then two series
that are being done as Landon Homes.
So let me give you a little bit more information and price points on each one of the different
series coming soon.
Now even though we're located on the east side of the tollway, it doesn't mean that
you're going to have to travel to the other side of Fields in order to enjoy all of the
amenities.
There is going to be an access point to all of the trails right here in East Village,
and East Village will also be having its own amenity center.
First up today, we have the Town Series.
Now there's unfortunately very little information available on the Town Series as of yet, except
that I can tell you it is going to be the entry-level collection of homes, and is going
to offer you the absolute lowest possible price in order to get into Fields.
Now according to the information I do have, these homes are going to start somewhere in
the $400s.
My guess is they would be the very high $400s, probably creeping into the lower $500s.
But as far as the floor plans, and exactly how many bedrooms and bathrooms, and square
footage, I don't have that information again.
But I invite you to check back, because the minute I do get it, I will absolutely be updating
you with that.
Now what I can tell you is that the lots that they are going to be built on, are the ones
that you see directly behind me.
So again, these homes, you know, typical in Landon fashion, I'm going to guess they are
going to be not fully detached.
There's probably going to be a common wall, if not more than one.
I don't know that they're going to be townhome style.
That's not typically what Landon builds, so I wouldn't really expect that.
But I would expect that they are going to have a rear entry garage.
The garage wall will probably be attached, but again, as far as additional information
on those floor plans, I don't yet have it at this time.
The next collection of homes is going to be known as the Enclave Series.
That is also going to be built by Lifestyle Homes.
Now the Enclave Series is going to be located on 35 foot wide lots, and according to the
initial information I had, pricing on those was going to start in the 500s.
But in coming out to the actual lots where those homes are going to be built, one of
the signs that I just saw shows they are going to be started in the low 600s.
So I know it's been popular for people to think that pricing is really going down and
Frisco is likely to, but this is just kind of another example that in the communities
with the highest demand, that is just not happening.
Now they have not broken ground on the model for the Enclave Series yet, and they haven't
released any of the floor plans exactly.
But I am going to guess that if you're familiar with Landon Homes, that these homes are probably
going to be fairly similar to the Symmetry Series in Lexington, in Frisco.
Now I can tell you the Symmetry Series are on 37 foot wide lots.
They're just slightly wider, but I expect that it's going to be a similar product.
Now those homes offer anywhere between 1,900 and 2,450 square feet.
Again, they are rear entry garages, and those also have one common wall with the next door
neighbor.
It is the garage wall, so none of the actual walls of the actual home itself connect.
It's just going to be a wall of the garage.
And there's going to be quite a few of those Enclave Series homes built here in East Village.
So as I was here in the community, I was able to get a hold of somebody who gave me a site
plan.
And on that site plan and looking through it, the home that you see directly behind
me is one of the Enclave, which is the Enclave Series of homes.
So it's on the 35 foot wide lot.
So again, this home doesn't have any drywall, but it's done enough that I'm going to give
you a quick run through to kind of show you how that floor plan is laid out.
So let's go take a look.
All right, so here we are inside of the Enclave.
So obviously it's wide open.
There is just the studs up, but I'll kind of kind of give you a lay of this floor plan.
So as we come into the main entrance and I pan around over here, you've got your bathroom
right here.
So it does have a step in shower adjacent to it is the laundry room.
And then on the front of the home right here, you do have a bedroom and a closet.
And then also on the front of the home right here, you do have the primary bedroom.
So this is the main bedroom here.
So you can see it's a cathedral type ceiling.
And as I pan around towards the bath, you're going to have a step in shower right there.
You've got one of the vanities there, another vanity there, and then the closet at the back.
So this right here so far is very, very similar to the homes in Lexington.
As I make my way through, we have a staircase on the right, and then you have got the main
living room right here.
It's going to have a full two-story height ceiling, and you're going to have a dining
area here at the back, sliders out to the back patio, door to your two-car garage.
And as I pan around here is your kitchen.
So you're going to have like a peninsula right there.
The cooktop is going to be just the other side of that.
And then your sink is going to be located there under the window.
And then you have a pantry right there.
So with that, let me run upstairs and show you what that looks like.
All right.
So when you get to the top of the stairs, you do have a loft right here.
So before I go into the loft, I will head this way, and you're going to have another
bedroom.
So this is a third bedroom right here.
You've got a closet, the bedroom right there.
This is open to below to the front door.
And then directly opposite that bedroom, you do have a full bath with a tub.
And then here you are in that loft.
And then as I make my way through the loft, you are going to have another full bath with
a tub-shower combo.
There is a bedroom adjacent to that bath right there.
And then over here, you have another bedroom with the closet back here in that corner.
So you've got three bedrooms on the main or you've got three bedrooms on the second floor
in addition to this loft.
And then you've got two bedrooms on the main floor.
So not bad overall, right?
So you've got a five-bedroom home here on a 35-foot wide lot.
So again, this is going to offer an incredible opportunity for families that truly want to
get into fields, but at a more affordable price point.
Now the next collection of homes here in East Village is going to be the Manor Series.
And unlike the other ones, they have started construction on the model.
I mean, just started construction.
They have just finished trenching the lot and are starting to get some of the forms set now.
Now the Manor Series is going to be built on 41-foot wide lots.
So again, they haven't released all of the information about the Manor Series yet.
But based on the lot size and based upon the other collections of homes here, I am going
to guess that the Manor Series is going to be very similar to the duets that are being
built in Lexington of Frisco or the homes that Landon is building in Brook Hollow in Prosper.
Now those homes, just like the Enclave Series, are most likely going to have one attached wall.
That's going to be a common garage wall.
Just like the other two series, they are also going to be rear entry garages.
Now if the floor plans are somewhat similar and the sizes are somewhat similar, then I'm
going to say that they're going to be around 2,150 square feet and they'll go up to about
2,775, somewhere in that range.
Now according to a sign I saw here in the neighborhood, prices for the Manor Series
are going to start in the mid 600s.
So as soon as there's more information about those homes available, I will definitely let you know.
Now last but certainly not least is going to be the Classic Series.
Now the Classic Series is going to be the largest homes here in East Village.
Now they are going to be located on 50 and 60 foot wide lots.
And from the information I've been able to receive, they're going to have anywhere between
2,500 and about 3,700 square feet of living space.
There's going to be options of everything from three to five bedrooms.
All of the homes are going to have two car garages and the base price of these homes
is from the 700s.
Now saying that, there are only two that are going to be available soon.
In fact, these homes have actually started pre-selling.
Now for the two that are going to be available, they are supposed to be ready in October or November.
One of them is the home that you see directly behind me here.
And both of the homes that are going to be available shortly are both priced around $900,000
by the time you add in lot premiums and all of the structural and design center upgrades.
What makes East Village so exciting is that it really does open up fields
to an entire group of buyers that otherwise wouldn't have been able to afford it.
You're still getting the location.
You're still getting the lifestyle.
You're still getting all of the amenities that makes fields so special
just at a more approachable price point.
I mean, let's face it.
Not everyone is able to stretch into the million plus price range that was common
in Brookside South and Brookside North.
One thing I do want to point out about this section of fields,
especially here in East Village on the north side of this build out
where Enclave Town and Manor are going to be located
is that there are a couple of things that you are going to have to deal with.
One of those is that you are located fairly close to a power substation.
Now, no electrical lines run through the community itself
and there isn't really going to be any noise.
But I did just want to make you aware that this is located just directly north of the lots.
The other thing to point out is just here beyond those trees.
As I pan around here, you might be able to see there's a bridge right there
that is actually going over a railway line that runs just to the east of this community.
It is a transportation line for gravel that is crushed down just south of Frisco
and the train moves up through here.
So that is something you are most definitely going to hear.
You know, I live a couple of miles from that railway line
and there are times when even I can hear it going by.
And it does go by at all times of the day and night.
So that's just something I definitely wanted to make you aware of.
So there you have it.
Your first look at East Village here in the fields.
And I have to jump back into the car here because I'll be honest,
I was absolutely melting out there.
It's a pretty warm day here in Frisco.
Now, the thing about East Village, I have to be honest,
considering all of the interest there has been in fields to date
and how well it will or has been selling,
I really expect that the demand for East Village is going to be very, very high,
especially since it's going to offer the lowest entry point
as far as pricing goes into the fields community.
Now, if you'd like to be one of the first to know
