You don't need a million dollars to buy a house here in Big Island Hawaii.
Yes, you've probably already heard that Hawaii is one of the most expensive places in the United States to buy a house.
The good news is that there are affordable places to live here in Big Island.
And today I'm going to talk about the cheapest places to live in Hawaii without blowing up the bank. Aloha!
I'm Steven Posky, real estate agent at Compass Hawaii and Immobilien Puakona.
People are constantly hearing that Hawaii is unprofitable and that you can't buy a house here
if you can't spend more than a million dollars. Yes, that's true.
The average sales price for houses in Hawaii is mostly over a million dollars,
like in Maui, Kauai, Honolulu and several areas here in Big Island. A tight budget?
On Big Island you may find your dream house in paradise if you are open to alternatives.
So let's start with the Saukona district. In the last 12 months, the average sales price
for a one-family house has risen from $570,000 to $770,000. The houses here are more rural,
as they are mostly dependent on water from the entrance area and are far from shops.
When looking in this area, a little caution is required,
as most houses are located in both Lava Zone 2 and Lava Zone 3.
At the moment there are no private insurance companies in Lava Zone 2,
which offer housing insurance over $450,000.
In Lava Zone 3, it is not a problem to complete a housing insurance.
Our video Lava Zone 2 insurance crisis, this object in Captain Cook,
Saukona district, costs about $750,000. A house with three bedrooms, two baths and a sea view.
Yes, this property is a bargain at this price. If you like to live a little away from the hustle and bustle,
the Saukona district can be a great place to call your home if you want to buy there.
If we drive along the coast from here, we reach the Kaio district.
The average sales price for single-family houses in this area was $298,500 last year
and this year it has risen to $375,000. Yes, single-family houses under $400,000 in Hawaii.
They are affordable and available. The district of Kiao is located in Lava Zones 1, 2 and 3.
Therefore, the search for houses in this area is associated with a certain risk.
Lava Zones 1 and 2 may not be ideal due to the risk and lack of hybrid insurance.
In Lava Zone 3, the situation looks completely different.
As a result, you can currently buy Kaya in the district for $375,000 at Ocean View.
Three hectares of property, sea view, two baths, two bedrooms. Yes, I said sea view.
Under $400,000 for a single-family house. Did you look at the basic taxes for it?
Only $1.45 and that per year. Curious? Yes, there are options here when it comes to
property. You may have to make a few adjustments. But here on Big Island there are affordable
houses. Okay, let's take a look at the Puna district now. The Puna district also has the
Lava Zones 1, 2 and 3. So you have to pay attention to the houses and their situation to ensure that
you don't go to a risky place. The average sales price for single-family houses in the Puna district
was $353,592 last year and $379,500 this year. Yes, another area with houses under $400,000
in Hawaii. Let's see what it looks like with single-family houses in the Puna district.
Four-room house with two baths, built in 2017, $375,000. Wow, again under $400,000 for a
single-family house and that in a city called Pajoa in Lava Zone 3. Do you understand what I mean?
There is the possibility of buying a affordable house in Hawaii without spending a million dollars.
If we drive up the east side of Big Island, we reach the South Kilo district. The average
sales price for houses was $547,500 in 2024. And this year, 2025, it rose to $592,500,000.
Yes, the prices have risen by almost $200,000. But we are now close to all
comforts such as shops, restaurants, schools, airports and so on. You can buy that for $585,000
in Hilo. A single-family house with two bedrooms and two baths, built in 2015,
located directly on the river bank, in a quiet, peaceful location. Yes, that is also available in Hawaii.
If we drive a little further north along the coast, we reach the Amakua district.
This area is located north of Hilo and is another popular location. The average sales price
for a single-family house was $471,500 in 2024 and this year at $588,500,000.
How much money can I get for this amount in the Hamakua district?
A great house in Anokaha sells for $599,500. It had three bedrooms, two baths and a sea view
and was located in Lava Zone 8. Wow, sea view again and not for a million dollars.
You will not find something like that in Maui, Kauai or Ahu. That is why Big Island is the
best-kept secret when it comes to buying a house and living in paradise. We know
that not everyone has the necessary cash for buying a house. And as far as the situation is concerned,
in our opinion Big Island is by far the best place to live, work and play.
That's why we're here. So if you want to live cheaply in Hawaii, but don't want to spend a fortune
and still want to live in paradise, you should take a look at Big Island and check the options.
We have an active volcano. Consider the lava zones in relation to your
willingness to take risks. Many people live in zones 1 and 2. So it could work.
If not, there are other options in other areas of Big Island.
Priced for less than a million, despite the lower risk. So those were the cheapest
apartments in Hawaii. If you found this information helpful, please click on the
