I want you to be able to get all the money you want and nothing holds you back, not your credit,
not your income, not your taxes, nothing. And I got a bunch of different ways to do it. I want
to cover it here so you can actually always have infinite money, meaning you can get as
many loans as you want. And I know what you're probably thinking, no way, but there's a way.
If you have the will, there is a way. My mom always said that, and you can. I'm going to show
you here and break down the numbers so you can see what the best deal for you is right now,
because the best way to start is to start where you're at. So basically, we're going to go into
it, how you can get infinite money because I have it. I want you to have it. Then no tax return,
no income required. You don't have to make anything and no hard credit pools, even one
that doesn't even look at your credit at all. So we're going to cover all those different ones.
We have one, two, three, four, five, six, seven, and I've got an eighth one to share with you,
but I'm going to save that for last. So let's go into it. The purchase price is $300,000. That's
what we're looking at. We're going to go through the cash purchase. If you cash purchase it,
basically to be $2,000 is your cashflow. That's what you're going to be making every month. This
is the most important number. You got to have $300,000. So do you have $300,000? I don't know
if you have $300,000. The next is you have no loan because it's your money, but you have no interest
annually, no monthly payment. You're collecting that $2,000 a month in good old rent. I love the
rent checks, mailbox money, baby. So here's the thing. That's 2,000 across the board. The rent's
not changing, but these numbers are going to change. The next one is what's called the DSCR
loan, which is debt service coverage ratio. This has an infinite credit card. You have infinite
money here. I'm going to break that down a little bit later. It requires no income tax return,
no income, and no hard pull on your credit. You can get that. Now with this one, you need
$60,000 down. You're going to have to put that down. You're looking at about $240,000 as far
as a loan, about 7% interest. Put your payment about $1,597, which gives you a monthly income
to your bank account of 403. Now this may not sound like a lot of money to you, but I had just
on my power hour this week at the origin of opportunity, someone who has 146 homes that
they've bought the last four years. Hi, Andrew. How are you? I love you so much. Well, thank you
so much for having me on your platform the other day to share my story with your community, how
I scaled my real estate portfolio to 156 rental in the US. Coming from Africa, 2016, there's no
way I would have believed that by 2020, I would have started investing in real estate and scale
my portfolio that way. But yeah, I'm excited. And it's still mind blowing to say I own 156 rental
units. Yeah. So she's done this model and more. I'll show you some of the other stuff she's done.
She didn't have any money to put down, by the way. $240,000 is going to be your loan 7%
right at that 1,597. So that's a DSCR loan, but you can do as many of those as you want. You have
people doing 50, 100 of these loans without a problem because it doesn't impact you personally
at all. The next one is a credit line. Let's say you go out and you get a credit line and you want
to use a credit line. Well, you can use the credit line for that $60,000. You'll have a $240,000
loan balance at 10% puts you about $2,002. You minus that from the 2,000, guess what? You get
two bucks. I don't know about you, but two bucks, that ain't floating my boat. I could live with
400, 2,000 would be great, but $2, not so much. The next is 0% interest credit card. If you have
a 0% interest credit card and you get $60,000 down using the credit card, $240,000, let's say
you get that promotional rate, which a lot of people talk about the 18 months for 0%, your
monthly payment is going to be about $2,000 and you're looking at no income at that point from
that. Now, if you use the credit card, don't pay any payments and then go get a DSCR loan,
well, then you're still looking at this amount. So say for example, you get your credit card,
get $60,000, you dump it into a DSCR loan, basically you're at 7%, $1,592, and you're
looking at $400. So with that 0%, the key here though, is you got 18 months to figure out how
you're going to make this $60,000 or roll it into a new credit card. The next is owner financing.
This is really cool. It's a lot of what Yamuse talked about is that she did all owner carrier.
That's where you talk to the owner of the property that wants to sell it and say that
you'll go ahead and take it over subject to. And there's tons of these deals. I have another friend
Shane so 400 properties this way. So I just spoke at the Atlanta real estate conference that broke
that down. But owner financing, you'd be looking at about $381, $30,000 down. Actually, you're
probably not going to do anything down. 270,000, 6% interest. You're looking at about $1,619.
This is owner financing. Now, owner financing is a little bit different than if you go to the
next one, which is taking it subject to, which is better than owner financing. Subject to financing,
you're going to make $600, which beats out all of the different loan options. Basically,
you're going to be looking at zero down. So you don't have to have any money. The owner is not
going to ask you for a tax return income statement. Maybe he asks you to see what you make or a hard
pull. They don't typically pull at all. So assuming it's like a pretty low rate, like 3%,
you're going to assume that really good loan. There are people all across the country that
have amazing loans that you want. You want this 3% loan because you can't get it right now. So if
you could take the property to and talk to the owner and say, leave your loan in place. I'll
just take over your home and your payments and take care of it. And I will make payments to you
towards the actual down payment so that you can get all your money. But I just need to
use your loan for a couple of years and then I'll refinance it. The next one is if you go
hard money, the easiest money you might have to go to the corner or something like that to get
this money. But we're talking about $635, which is still there. You're looking at $45,000 less down
$255,000 at 12%. And then of course, you're getting your $2,635. And my bad, this is actually
a negative number. It's negative. I forgot to put it up there. So when you look at all your
different options, let's talk through what makes sense. Obviously, we'd all love to get the $2,000
but that's not a great return on your money. But we'd love to make that this one you can do as
many as you want infinite, right? You don't have to beg people like on subject to can feel like
you're begging somebody to take over their loan or Oh, no finance, you feel like you're talking
them into it. And those deals a lot of times they just fall apart credit card, of course you can do
that, right? But you have a timer on this one, an 18 month timer. So you have possibly a time bomb
right here. That's coming down the pipeline, like you're going to hit a brick wall. And if you can't
get it over, you have some sort of problem, you can lose the house and end up owing $60,000 at
a high interest rate, which I don't want for you. That's why I think DSCR would be a great way to go
the credit line, you're negative $2, you will build equity, you can refinance it out later,
we will do a cash out refinance on a DSCR loan too. So if you do pay down it, and you want to
get money out, we can take you out of this credit line or even the credit card in let's say a year
or two, year and a half, you can take it out with a DSCR loan. So this is always available to you.
We actually do these, you can do the link down below with Capital Velocity, no tax return,
no income and no credit hard pull at all. We just soft pull and you can do as many as 50 loans. This
is infinite money, credit cards, they'll stop you at a couple of cards, a credit line, most people
can only do a certain amount of credit line, owner financing, you can be talking a lot to people
subject to you're going to be almost begging somebody to take over their loan. Hard money
could come with some hard times like losing money. Right? All these options are options. And the last
one is bank. So why talk about any of these? Well, it's because banks are failing us. It's no wonder
banks, insurance companies, they're all failing us, right? The old systems are broken. And that's
we've had to create these. We actually do more loans in the bank now in this sector, this direct
lending, we do more loans now than banks do. So it's quite amazing how that's picked up and taken
over the housing market like it has, but it just makes sense. So all these things here, a bank is
going to require your tax returns, two to three years worth of tax returns, they want income,
at least 34% of your income going towards the payment. So you've got to actually verify your
income, they check all that stuff out. And you could be looking at months to get a loan. And they
also always do a hard pull on your credit, which will ding your credit and lower it and they limit
how many properties you can buy. Where a DSCR loan, that's why they're so popular, is none of
that stuff matters. We're not trying to investigate your life. We're trying to get you money. This
takes as much as three months. DSCRs can be done in two, three, four weeks. So within weeks, you
have money. And that gives you the ability to have infinite money because it doesn't check your
credit. It doesn't matter about your income, no tax return. So DSCR is a great one. It's my favorite.
The rest of these come with, you got to have cash, credit's got to be solid there. You need to do a
lot of talking in these two. And this one's a little tough. And of course, the bank, that's
the hardest one. So these are all the different ways that you can get money. Obviously, they're
all coming from a $300,000 purchase price, but these basics you can use every day to help you
achieve what you want to achieve. My name is Andrew Cartwright. Love you.
