Hello everyone and welcome back to my channel Living in Metro West Boston. I'm Rachel Bodnar
from Pawel Banker and realestateofmass.com and I'm your local real estate agent in Metro West
Boston. Today we're diving into a topic that many of you have requested, how to invest in real
estate. Now whether you're a young professional or nearing retirement, real estate can be a
fantastic way to secure your financial future. But for beginners it can also be overwhelming.
So let's break it down in a clear and actionable guide specifically focusing on the Metro West
Boston real estate market. So why invest in real estate? There are a number of reasons why real
estate is a compelling investment. It can produce massive income. Imagine a steady stream of income
flowing in every month. Rental properties can provide this through rent payments from tenants.
This income can cover your mortgage, generate profits and contribute to your long-term
financial goals. Another reason for real estate investing is appreciation potential. Think of
your investment growing over the long term. Historically, real estate has a great track
record of appreciating in value. In fact, if you look over any 10-year period in the last several
years, real estate has appreciated. Therefore, when you sell your investment property, you can
potentially make a large profit on top of the rental income you have already collected. Hedging
against inflation, worried about the high cost of living, real estate can be a hedge against inflation.
Simply put, as the cost of living goes up, the rental income that you can charge and the value
of your property usually goes up as well. Real estate is a tangible asset. You can touch your
investment unlike stocks and bonds. This can provide a sense of security and control over
your assets. It can be quite rewarding to see your property generate income and go up in value.
The metro-west Boston area offers many unique ways of investing in real estate. The metro-west
area of Boston has a strong economy with lots of job growth and many companies moving into the area.
This translates into a consistent demand for housing, both in purchase and rent. The diversity
in the kinds of properties also is a great reason to invest in real estate in metro-west Boston.
You can find charming single-family homes in wonderful neighborhoods or modern condos in
vibrant downtowns. Metro-west Boston offers a variety of properties to suit different strategies
and budgets. Many metro-west towns are connected to major cities through commuter rails and highways.
The accessibility makes the area attractive to both renters and buyers who work in the city.
We have also seen recently that many people don't need to commute in and are working from home.
Therefore, a lot of the towns that are further away have also become quite popular. You may agree
that investing in real estate can help boost your overall wealth and financial goals. So let's talk
about how to get started. One of the forms of investing in real estate are rental properties.
This is a classic strategy. This is when you purchase a property with the intent to rent it
out to tenants. The key here is finding a property with good rental income potential. Look for areas
with high occupancy rates and low vacancy periods. A property with desirable features and amenities
will attract a good tenant that's willing to pay fair market value. Also, if a property was built
before 1978, there is a chance that lead paint could exist. Make sure that before you rent out
your property that it complies with the lead paint laws in Massachusetts. House flipping can be very
lucrative, but it requires significant construction expertise or a good network of contractors. It
also carries the risk of unexpected repair costs or potentially a volatile market where you might
have to sell quickly. Now let's talk about real estate investment trusts. Now if you don't want
the hassle of managing a physical property, real estate investment trusts are a way that you can
invest in real estate through the stock market. REITs, as they call them for short. These investments
are with companies that own and operate real estate producing income, such as apartment buildings or
shopping centers. They pay out dividends to shareholders, allowing you to participate in the
real estate market without having to take the risk of owning a physical property. Now before you jump
into any real estate investment, here are some critical things to consider. Number one, financing.
You will need a solid financial plan. Talk to a mortgage lender to figure out loan options and
determine what you can comfortably afford. Remember, there are closing costs and ongoing
expenses beyond the mortgage payment. Number two, location research. Make sure that you understand
rental trends, vacancy rates, and appreciation in different metro west towns. Make sure you look for
areas with good schools, job opportunities, and amenities so that you can attract tenants
or buyers when it's time to sell. Number three, learn about local regulations. Familiarize yourself
with local landlord-tenant laws in both Massachusetts and the towns that you choose.
The Massachusetts Office of Consumer Affairs and Business Regulations can help you with this
process. Number four, connect with an experienced realtor like myself. An experienced realtor can
provide valuable insights and guidance. It's important to work with someone who knows the
local market, can keep you appraised of inventory, and then provide information as to whether or not
it would be a good investment moving forward. And last but not least, consult a financial advisor.
Make sure that a real estate investment provides what you are looking for in your overall financial
goals. Investing in real estate can be an exciting and rewarding endeavor. By educating yourself,
understanding the market, and planning strategically, you can increase your chances of success.
