So is choosing one realtor over the other
really all that important when it's time to sell your house?
I mean, is one realtor really different from another?
And how do you know?
How do you choose the right realtor
to represent your best interest
when you're selling one of the most important assets
in your portfolio?
Well, today, we're going to take a deep dive
into exactly that question and more.
But if you stick around to the end of the video,
I will give you some tips that I guarantee you
will help you not only pick the right realtor,
but make more money when it's time to sell your house.
So like the video, leave a comment,

So it's time to sell your home
and you need to find a realtor.
But how do you find the right realtor
and separate a true professional from all the rest?
And what questions should you ask
and what should you be concerned with?
In my 26 years of doing real estate,
what I have found is that most sellers
don't know what they're looking for in a real estate agent
and that's why they make huge mistakes.
So let's dive into a couple of videos
on a couple of other realtors
who are asking the exact same question
and let's see what we can glean.
A couple of rules.
So the first and most important thing
is how are they going to market my house, okay?
You need to think of your house.
I'm gonna give you a ridiculous analogy
so get ready for it.
Here we go.
So if you are going on a first date,
how would you dress?
Would you wear maybe your normal Thursday night outfit
of oversized sweats, a sweatshirt,
a couple Doritos stains, messy hair and no makeup?
No, you wouldn't.
You totally wouldn't.
You'd wear a dress, you'd do your hair,
you would be ready for that date.
Maybe you'd wear jeans, I'm not sure,
but I'm pretty sure you're not wearing those sweats
with the Doritos stains.
Those are for Thursday night.
Okay, so your house is the same thing.
You are trying to court a buyer.
You are trying to bring them into your world.
You want them to fall in love.
It sounds ridiculous, but it's totally true.
So is she right?
Is this the most important thing
when you're going to sell your home?
Is this what you should be asking the realtor?
How are you gonna market my home?
It is important.
Staging a home and making it presentable
for both the photo shoot and showings is very important,
especially today when 95% of homebuyers
find their house on their phone.
But it's not the most important thing.
It's not even in the top 10.
It's when selling your house, who do you interview?
What questions do you ask?
How many people should you interview?
That's what we're gonna talk about today.
I'm Jeb Smith, Coldwell Bank and Residential Brokerage
here in Huntington Beach.
And the reason this topic comes up
is because hiring the right real estate agent
is probably the most important piece of the selling process.
Having the right person there
to help guide you through that process
is gonna make all the difference.
It's gonna be the difference in selling for top dollar
in the shortest amount of time
versus your house sitting on the market,
having bad communication,
and just really not know what's going on
during the process.
So that's why we're touching on it.
So I'm gonna start with how many agents should you interview?
I would tell you that you should always interview
at least two agents just to have some form of comparison.
And the reason I say that
is because all agents are not equal.
They're not equal in communication.
They're not equal in their marketing efforts.
They're not equal in what they offer
in a lot of different areas.
And so by interviewing multiple agents,
you have an idea of what one person offers versus another.
So is he right?
Is interviewing multiple agents
the key to finding the right agent?
Well, it doesn't hurt.
But if you don't know what you're looking for
and you don't know what you're asking
and you don't know what's really important,
so it doesn't matter how many agents you interview.
The reason that most real estate agents
come off as not trustworthy
is because their knowledge base is so weak
when it comes to the important things.
Even the top producing agents
are really good at marketing themselves.
But are they the right person
to really represent your best interest?
Maybe not.
Of good agents,
where you find those good agents is up to you.
But I would always say start with a referral.
Number one, right?
If you can get a referral from somebody that you trust,
that's always the best source for someone to interview.
And then secondly,
maybe somebody that's selling houses in the neighborhood
that you're aware of.
Maybe there's a local expert.
Maybe you do a search online,
find somebody with really good reviews.
And the problem with friends and referrals
is that their situation is unique to them
and your situation is unique to you.
And since 90% of home buyers and home sellers
don't really know
what a really good real estate professional is,
their referrals might not work for you
the way you hope they do.
And that's the same problem with reviews.
They don't always tell you or paint a good picture.
So in this video,
I'm gonna talk to you about the top 12 questions
as a seller that you need to be asking
your real estate agent when interviewing them
to make sure that you pick the right one.
About the top 12 questions
that you should be asking a real estate agent
in order to make sure that you pick the right one.
Let's talk about the top 12 questions
you need to be asking any real estate agent
when going to sell a home.
Now, the first one is what percentage
of their business is listings?
Again, going back to what I mentioned a couple seconds ago
is that there's a lot of people that can work with buyers,
but if they haven't sold many homes,
there's a lot of troubles that they might run into
when trying to get your home sold.
Okay, well, there you go.
Three realtors who are pretty representative
of most realtors in the real estate industry today
because they're trained to think the same way.
None of them think outside the box
because what was true in 1974 is true in 1984,
was true in 1994, and et cetera.
But it's not true in 2024.
Real estate has changed,
and what you need in a real estate professional
has changed too.
You need a realtor who can represent your best interest
and protect you, so what's the first
and most important question you could ask a realtor?
What differentiates you from your competition?
What do you do different that the average realtor doesn't?
That's the most important question,
followed by the next four.
Do you have a working knowledge of loans?
Can you qualify the potential buyer
to make sure that I do not fall out of escrow?
Number three, do you have a working knowledge
of the RPA, the Residential Purchase Agreement
that you use in your community
so that I am protected
and that you can keep the buyer in escrow?
Number four, are you a skilled negotiator?
Can you create a win-win environment
that helps me guarantee that my deal is going to close
so that I can achieve my goals and move on with my life?
Those are the questions you need to ask
because pictures are pictures, websites are websites.
At the end of the day, knowledge is king.
In 2024, you need a skilled facilitator,
you need an expert negotiator,
and you need a realtor who actually understands business,
and that's how you get it done.
Well, that's the video.
