My name is Chris Furman with eXp Realty and I'm your go-to real estate agent in the greater
Pittsburgh area and I'm here to give you my thoughts on the top three best places to live
in the Pittsburgh metro area for family in 2023. Here are my top three if you have a budget of at
least $450,000 or greater. Now there are no particular order here and oh before I get a
million comments picking a fight with me about my selections here there are literally hundreds of
neighborhoods in the Pittsburgh metro and many of them are stellar choices for families. This is
just my very biased opinion and they are they may not be right for you really depending on what is
important to you and what you're looking for but let me know in the comments below I'd be curious
to hear what you think. All right so my first choice again in no particular order here is
Cranberry Township. I chose Cranberry for those of you who want to save on taxes so pay less per
year in real estate taxes and also have a newer home. Cranberry has exploded over the last 10 to
20 years and mainly because of the tax benefits. It's just outside of Allegheny County in Butler
County so Allegheny County is the county that Pittsburgh's in in case you're not familiar with
that so Butler or Cranberry rather is right outside of Allegheny in Butler County and because of that
you save a significant amount of money per year on taxes $5,000, $10,000 or more dollars per year
depending on your home and things like that. Now since Cranberry developed later than other areas
that might be closer to downtown Pittsburgh in particular the average age of a home here in
Cranberry is a bit newer so the average year a home is built in Cranberry is 1998 and there are
still brand new opportunities so you might be thinking 1998 wait that's that's old well it's
actually not when you compare it to many other suburbs in the Pittsburgh area that were built
in the 70s, the 80s, the 60s, the 50s, the 40s so generally they're going to skew older but
Cranberry is going to skew newer. Now 1998 is still old for some folks I totally get that right
you want a brand new home 2021, 2022, 2023 we have those options here in Cranberry there's actually
six to seven hundred homes that I know about that are being built in particular in one development
so there are a ton of homes a ton of new construction in the Cranberry area and if you
want to be put on my list for those new opportunities just send me a quick text and
I'll send you those as they come up. Now Cranberry Township is about 30 minutes away from downtown
Pittsburgh and the school district here is called Seneca Valley which was ranked number one as the
best school district in all of Butler County. Additionally Cranberry was ranked as the second
best place to live in Butler County according to niche.com so all in all a great choice here.
Now if you're interested in Cranberry I actually made an entire video about the Cranberry Township
area and I'll link that in the description below and also at the end of the video. Oh and before
we move on to my second choice here don't forget to subscribe to my channel and click the
notification bell so that you're notified every time I drop a video about the Pittsburgh area.
Also if you are liking what you're seeing so far please give me a thumbs up click the like
button below I would greatly appreciate that. All right my second choice here again in no
particular order is Swickly. Swickly is nothing like Cranberry so there's no order here
but Swickly is a great option for those of you who want more of a small town feel
with great proximity to the airport and even more convenient access to downtown Pittsburgh.
It's really a quick 20 minute or less drive to downtown depending on where you're going.
Swickly is very unique you can actually walk here there's a great walkability it's very much
different than most suburbs around the Pittsburgh area. There's a lot of neat history here it was
established a long time ago and there's a lot of historical districts and things like that.
I actually live here in Swickly with my family and we love the walkability my kids and I we can
walk to a number of parks in the area the local library we can walk through the village is what
we call the town center here or even to the local and very active YMCA. Now you can purchase in
Swickly for around four to five hundred thousand dollars but prices do escalate very quickly above
five hundred thousand dollars and probably two-thirds of your options are going to be north
of five hundred thousand and a third of your total options are probably north of nine hundred thousand
or a million dollars. And if private school is your thing one of the region's top private schools
is actually in Swickly. Niche.com ranks the Swickly Academy as number three for the 2023
best private high schools in the Pittsburgh area and tuition at that school is going to run you
$35,000 per year for the highest grade level that they charge for. Oh and before we dive into the
neighborhood with one of the best school districts in the entire region I want to let you know about
a handy guide that I created. In this video we're obviously only talking about three places three
neighborhoods but in this guide I go into just over a dozen. Hey guys I created a guide for
families considering moving and relocating to the Pittsburgh metro area in 2023 called the
best places for families in 2023 in the Pittsburgh metro area. Now this is my very biased opinion
on the best places to live. I wish I had this document when we relocated as a family
to the Pittsburgh metro area. Now this again is my very biased opinion but in this document we go
into things like school rankings how much you need to be able to afford certain neighborhoods
in the Pittsburgh area and a whole lot of other factors like that. You might already know about
a lot of neighborhoods but maybe there are certain ones in this document that you don't yet know
about or know about in a way that would be helpful for you to make a decision as far as
is this is this the best place for you and your family. Now to get this free guide text the word
guide g-u-i-d-e to the phone number 855-499-2602. Just pause the screen real quick and text the word
guide g-u-i-d-e to 855-499-2602. And the third best place to live in the Pittsburgh metro for families
in my opinion is Upper St. Clair. Now I chose this one for those of you who are looking for the very
best public school district in the area and prioritize that above all else. Now before we
move on this is one of those that again lots of people will probably disagree with me about and
pick a fight and say hey my school district's better where my kids go. Everyone's obviously
biased especially if their kids go there but there is conflicting data out there naturally of the
best school districts in the area and there are a ton of them. I'll actually talk a little bit more
about those in the description below. But Upper St. Clair is located in southern Allegheny County
which is about 18 miles south of downtown Pittsburgh and according to neighborhood scouts
analysis it was recognized as one of the best choice neighborhoods regarding executive lifestyles
outranking 97 percent of the entire state of Pennsylvania. Now Upper St. Clair the school
district is ranked number four for 2023 best school districts in Allegheny County according
to Niche.com. Obviously that's not number one but hear me out. Meanwhile School Digger ranks
Upper St. Clair as number one in all of Pennsylvania the entire state for the 2021
to 2022 academic year. Now it's up to you to choose which you think is better but Niche.com
ranks based on school stats like test rankings things like that but they also incorporate
things that are maybe a little bit more biased like parent surveys and different things like
that so Niche.com might not be the most reliable source for school rankings. School Digger looks
purely at test scores again it's up to you to decide but this is just based on what I'm looking
at seeing the data here. So you got excellent housing opportunities in Upper St. Clair great
public schools very favorable and friendly atmosphere especially for those of you looking
to raise a family in a positive environment. So Upper St. Clair will undoubtedly be a great
community and great choice for you if you are really prioritizing the school district and don't
want to be too far away from the city it's only about 25 minutes from downtown Pittsburgh.
Alright guys thanks for watching now if you want to learn more about a particular neighborhood in
