Oh, so you do think you could flip this house?
Yeah, you tell us all the time in the comments
what you would do.
So today's your chance.
We're letting two of our subscribers flip this house,
and you're not going to believe how this one turns out.
Hey, Flipsters, I'm Lauren.
And I'm Lincoln, and we are happily married.
But not to each other.
We're old friends from college, and we're flipping houses
in the Austin, Texas area.
And we're taking you along for the ride.
Hey, Flipsters, you know on this channel
we're all about beautiful before and after house
transformation.
And I know you guys are getting sick of watching
us do all the work.
This year, our mission is to help bring some of you
guys along for the journey to get started
in your house flipping career.
Two of our subscribers, Pragya and Lauren,
reached out to us for help.
We helped them find this property you're about to see.
So we're going to go out there, check it out,
and hopefully we can share some tips for them.
Guys, make sure you stick around to the end of the video
to see what this house sold for and how
much they made on the project.
So here we are, cute from the outside.
Yeah, it doesn't need a ton, really.
I don't think so.
Hi.
Hello.
How are you?
Good to see you.
Hey, my name is Pragya.
Hi, my name is Lauren.
And we decided to partner up and start flipping.
She's the one who said, hey, look at these cool guys
called Austin Flipsters.
Look at their videos.
And then once we started watching them and following
them on Instagram, we fell in love with the work they do
and the information that they show.
And it's really genuine on the process
and what it takes to flip a house.
Y'all want to come on in?
Let's take a look around.
All right, come on in here.
This is the family room.
The family room with the dining room right there.
This large window right here, we're
actually going to remove it and put a window pane,
like a six foot by six foot.
Put tons of natural light.
Exactly.
Yeah.
So this is going to be our kitchen.
It's cute.
Yeah.
It's just going to start opening from right here all the way.
Yeah.
And this is going to be a waterfall island.
Oh, cool.
It's perfect.
It's what everybody's looking for.
Yeah.
It's that indoor-outdoor lifestyle.
Yes.
Yeah, it's great.
And we have open shelvings on both sides of the backyard.
And we'll take the backsplash all the way out.
Let's see.
Are you going to do the back?
Do you have your backsplash selected or not?
No, not yet.
We have ideas of what we want.
From Austin Flipsters.
Watching Austin Flipsters' videos
has helped a lot to give us confidence.
So you're still keeping all the main components where they are?
Yes.
Correct.
We may change it because we're changing plumbing all 12
houses anyway.
So we have an option to move stuff around.
I was a little concerned when they started talking
about moving plumbing around.
I mean, that can get expensive.
And unless it's absolutely necessary,
we like to keep things where they are.
Are you building a tornado shelter as well?
Wow, look at that.
So this was part of the original hull
and for the foundation repair.
OK.
So how many piers did you guys have
to put in to fix the foundation?
48.
48 piers.
48 piers is a lot of foundation work.
It's pretty typical around here that the foundation shift
and there's some work required.
But 48 is a lot, a lot.
OK, let's talk about the master suite.
Looks like you've got exterior access.
I don't know what.
For now.
That's my question.
Are you going to leave this if you want visitors?
And unless you are going to completely close this off
and kind of make it a mother-in-law suite
or kind of a separate full living space.
That would make sense.
Might make sense.
But if this is your proper master suite, yeah, absolutely.
Right.
Now, are you going to fully break it up
or are you going to put a window in?
We're going to break it up.
Or if that's not possible, a window before.
Until you said that.
Yeah, I'm not sure if they were renting out
that extra master space, but there
was a door to the outside that just
was a little bit out of place.
I think replacing it with a window
is going to be a much better option.
OK, so is this going to be a sitting room
or is this going to be your back?
This is a master bath.
Oh my goodness.
Cool.
So you have a double vanity.
You'll have the large.
So again, the effect is we're going
to bring the bath flush all the way up.
So when they walk in, they'll be like, blah, blah.
It's going to be stunning.
This is awesome.
OK, let's see the rest of the bedrooms.
Yeah, OK.
There's the house.
OK, so I really like that you've got a split concept here.
All the other bedrooms are on the left-hand side of the house.
So down here is going to be our bathroom
for the other secondary bedrooms.
So we're actually going to take this linen closet down
so that people don't, with the entrance of this bathroom,
they just have a little bit more space.
And you're going to expand the closet from here
or just make it more walkway?
Just more walkway.
I would not do that.
Storage is always such a precious commodity.
It's just hard to come by, you know?
So the main thing selling a house
are kitchens, bathrooms, and then after that, it's storage.
So anytime you can preserve it or add it,
that's money in the bank.
This one will stay as an office.
Natural light will be working.
So think about putting an accent wall
in the room here behind you.
I think accent wall's cool, but if, you know,
the budget's getting a little tighter and tighter,
I would have just cut that off.
So at the end of the day, a kid's not buying this house.
So you really don't have to put a lot of attention to a kid room.
Money's better spent where the owners are going to be,
in the master suite, master bath, and the kitchen.
This room's got the blues.
You can see major sheetrock around here
from the foundation level.
So that's how you know, guys.
Everywhere.
And that's why for the mirror, you
So this house was a little weird.
The previous owners had already put in new windows,
but they did that before fixing the foundation,
which is a big no-no.
Typically, you want to fix the foundation
before replacing those windows because things
can shift and crack, and those windows can actually break
if you do that out of order.
But they got lucky, and no windows broke.
This is our mother-in-law's suite.
So this was the former master?
Yes.
This is such a nice luxury to have another en suite
bathroom, and on this side of the house.
Let's see the backyard space.
I want to see what you guys have planned for that.
So this is our backyard.
Very nice.
It's a good size, though.
It's a good size.
A little bit of landscaping to do.
This is a big, ambitious project.
I'm proud of you guys for tackling
this on your second one.
This is, if it's going to go anything
like what your first one ended up looking like, which I saw,
this is going to be a beautiful house.
Thank you.
So I thought it was really fun to go out
to Pragya and Lauren's project.
Yeah, I can't hear anything you're
saying over this waterfall.
Where have you brought me?
It's a scenic background.
OK, but seriously, how fun is it to actually get off
of the screen and go visit a subscriber's project?
I got to say, there's a lot less stress involved.
When you're not the one actually having
to renovate the project?
Yes, but in all seriousness, it is really fun
to watch somebody else get started in this business.
OK, so let's talk about their project,
because they're biting off a lot of project here.
Sounds like their plan is a good one.
They're making some changes, especially
the expansion of the kitchen, finishing off
that master suite.
Like, I think that's all going to add value.
There's a few things that I'm a little bit like,
we'll wait and see how that turns out.
To me, I'm really impressed.
They're going to capture some more square footage
by enclosing a bit of the garage for a laundry space.
Agreed.
That's a huge value add.
I'm a little bit nervous about them
adding another powder room right off the front door.
I was going to bring that one up.
It's awesome and nice, and like something
that I would probably do if I was renovating it
as my personal house.
Right.
But on these flips, those bathrooms,
it's expensive once you start adding plumbing.
Right.
I don't know that they're going to get the money back out
from what they spent on the plumbing.
Right.
And the house already has two bathrooms.
They're adding a third, and now a half.
That's a lot of money.
I think they're going to come out ahead on this project.
But I think as they get more experience,
they're going to learn they might have
left a few chips on the table.
Well, we'll find out.
Hey, Flipsters.
So I mentioned earlier, our mission this year
is to help as many people as possible
achieve financial freedom through house flipping.
That's why I'm so excited to see how Lauren and Pragya's house
turned out, and that's why we created an online course,
House Flipping for Beginners.
So if you haven't seen it yet, our course
takes you all the way from literally no experience
through to your first house flip.
We share all our knowledge, tricks, and tools
to jumpstart your flipping career.
So if you want to learn more, check out
the link in the description.
So one of our favorite tools that we
use for our projects that we teach our students to use
is the sponsor of this video, Flipper Force House Flipping
Software.
One of the most daunting things about getting started
is all the unknowns.
So it's hard to know how much you should pay
for a property when you buy.
It's hard to know how much all the repairs are going to cost.
And it's hard to know how much you need to sell
for in order to make money.
And that's why we use Flipper Force on our projects,
to reduce the unknowns.
So let me show you how.
Whenever we find a potential deal,
we use Flipper Force's house flipping calculator
to help us calculate all the costs in the deal
and tell us exactly what we should offer for the property
so that we don't overpay.
Next, we use Flipper Force's cost estimator
to help us create a scope of work
and a budget for the project that we can use
to directly negotiate with contractors.
And don't worry if you're not sure
what all the repairs should cost.
Flipper Force comes pre-built
with hundreds of common repairs and price estimates
that help us put together a budget for our flips.
Once we start work on our flip,
Flipper Force even has project management
and accounting tools for planning out our project timelines
and tracking expenses to keep the whole project organized,
on track and on budget.
And honestly, there's a million other awesome features
to help us on our flips and give us confidence
that we don't have time to go over here.
We've got full video tutorials
for the students in our course,
but the great news is if you wanna explore more,
Flipper Force is offering a completely free 30-day trial
without a credit card.
So if you wanna start your flipping journey the right way,
go to flipperforce.com slash flipsters
to start analyzing your own projects.
All right, they've put in a lot of work.
I think it was more than they anticipated.
I can't wait to see the big reveal.
They thought they could flip a house.
Let's see if they could.
In three, two, one.
This turned out amazing.
Wow.
Thank you.
This is quite a transformation you guys pulled off.
I love this courtyard area.
There was no fence here,
so we added the fence to make it,
you know, seem a little semi-private
and with the nice weather right now,
it's great to sit outside and just enjoy the weather.
I don't know about you.
I'm ready to get inside.
I'm anxious to get inside.
Oh my goodness.
Oh.
Wow.
It's gorgeous.
Wow.
This is like a completely transformed space.
So open.
So much natural light.
If you'll remember in the before pictures,
we had a wall that came all the way out here
and we took that wall down
and really just tried to open up the space
and open up the room.
We added these beautiful sliding doors.
The ones before were real thick and outdated,
so we wanted to bring in as much natural light.
But I think the biggest change to this house,
one of the biggest changes,
we added this huge picture window.
Now, this looks amazing on camera.
It'd be like a coin toss to me
of if it's worth doing this or not.
I mean, I think it probably adds value
because you didn't have much light here, right?
The staging turned out super cute, don't you?
Yeah.
I love the blue and green thing.
Yeah, I love using the staging to add color.
It's very on trend right now with blue and brass.
I really like how it distinguishes it
between this is your living area,
this is your dining room and your kitchen,
so they can kind of get that.
Speaking of the kitchen,
let's go check it out
because that's what's gonna sell this house.
Oh my gosh, it's gorgeous.
Okay, right away, I'm drawn to this backsplash,
this bold, shocking color.
I may need a copy of it, Emma.
I love it.
It's a bold choice doing this color tile
and the floating shelves on this whole wall
because it eats into your storage a little bit.
I think it was a worthwhile risk.
What do you think?
Yeah, you still have plenty of cabinetry.
I mean, check out all these cabinets down here.
I think you've got storage for days.
I'm all about waterfall islands,
so I finally got this, this house.
And I love Calcutta quartz countertops.
So it's not like a true island,
but it functions as one.
It's got this beautiful quartz countertop.
I think you could be here prepping your lunches,
doing your dishes, what have you,
and be conversing with whoever is in the living room
or dining space.
Yeah, I think opening up this wall added massive value.
Tons, and let's talk about this cute little bar area,
my favorite little thing.
We added like a bar area with wine refrigerator
just for entertainment.
It's five o'clock somewhere.
Can I get you a drink?
Well, yeah.
Shake and not stir.
Yes, Pellegrino in a martini glass.
It's fun doing a project I didn't have to work on.
Flipping is so easy.
So easy.
Cheers.
Kitchen's a winner.
Kitchen is a winner.
I think we should check out the newly converted master suite.
Oh my goodness.
Wow.
This is gorgeous.
Look how much light is in here.
This is a big master suite.
This is a huge room.
Let me talk about this little addition
that was a Flipster's recommendation.
Hashtag Flipster wreck.
We also had a door on the side here.
So we took that door out and we closed it up
and we added another window.
Again, it was Lincoln's idea.
We suggested they delete the door
and instead add a window here to add some symmetry.
I think it's very feng shui.
I just made that up.
I don't know if it's feng shui or not.
Comment below.
Is this feng shui?
Is it better?
We added this master bathroom.
Whoa.
Now this is a transformation as well.
This is gorgeous.
I love that they ran the tile on the wall
and look, they mirrored the shower tile over here.
That is something that you would never let us do.
But it was so cool.
Because I know how much this costs.
This is a big expense.
A small format tile like that,
it's gonna cost significantly more per square foot
than a larger format tile.
Running it on a full wall like that is not cheap.
And running it on a wall that it doesn't matter
if it gets wet or not, that's like luxurious.
And this freestanding tub.
Wow.
It is a statement piece.
Beautiful.
You got your plumbing coming out of the wall.
That's cool.
I love the tile on the shower floor.
That's very funky.
Super neat.
Love the vanity, super cute.
I like just a little bit of pop of color on the vanity.
What do you think about it?
I think it works well, especially kind of with the brass.
Hey look, are those things in our closet?
I think we've used these closets before.
Those are totally a flipster find right there.
Between the kitchen and the master bath, I'm already sold.
Yeah.
But I am curious to see what they did
with the rest of the house.
Let's go check it out.
So one of the things that they did
that I think was really smart
is they reclaimed some of the space in the garage
for a proper laundry room
that had been where the powder room is now previously.
And I think it just is a great use of space
and you're gonna get a lot more value
for a buyer out of this space
than just a little more room in the garage.
Now let's check out this little powder room.
This is one of the areas
where they wanted to add some value.
This is a big powder room.
But I love going a little funky in a powder room
when you have the opportunity and this tile is awesome.
So down this hall, we've got the bedrooms.
Now they spared very few expenses on this house
which cost them in some time and some money.
But one of the areas we told them to save
was in not deleting this closet.
I think keeping it as storage, big win.
Spare bedrooms, boom.
These are always easy.
So these bedrooms, super clean, super easy,
nice fans, fresh paint.
I love the floors they chose.
Gorgeous.
These are nice.
I think I like the secondary bathroom
even better than I like the powder room.
I can't even describe the before.
It was dark and dingy and older
but now we really wanted to open it up.
I love the pattern tile.
I'm partial to the flooring in the powder room.
So what are you?
Are you team powder room or team hall bath?
Comment below.
All right, and let's see that secondary master suite.
So one of the really cool things about this house
is just how much space you have.
There are five bedrooms in this house
and two master suites.
So this is our master suite number two,
a really big bedroom.
This would make a perfect little in-law suite
because you've got an en suite
or maybe for like an older child.
We added some color to this bathroom.
Ooh, I'm loving this tile.
This is very funky.
Yeah, that is cool.
Not a huge shower.
It looks like this used to be a tub
but they did a panel of glass
and it feels like wide open.
And you don't need a tub here
because you've got one in the other bathroom.
Yeah.
Okay, let's poke our heads in the backyard.
Okay, and look at out here, how cute.
You got your outdoor living.
They really spruced this up.
I think they, I mean,
they went above and beyond on this flip.
I think their choices are excellent.
The design is on point.
It's got a lot of selling features.
You've got that extra powder room.
You've got the open, cool kitchen.
You've got a statement master bath.
You've got two master suites.
I mean, I'm really anxious
to see what this one does on the market.
I know they're anxious to get it out as well
but I think it's a winner.
All right, let's talk about
the final numbers on the project.
We helped Lauren and Pragya purchase the house
for $270,000.
Their all-in remodeling and holding costs
were $165,000 for a total investment
in the property of $435,000.
They ended up selling the house for $578,000.
So after roughly $40,000 in closing costs,
that leaves them a profit of $102,000.
